Curiosity: “Iguatemi” is an indigenous name that, besides being the name of a river in the state of Paraná, means “winding river” or “greenish lagoon.” Other interpretations suggest that Iguatemi is derived from the combination of indigenous words meaning “water,” “water-dwelling being,” “true,” and a suffix representing “a reason for affection.” Thus, Iguatemi may be interpreted as “a water-dwelling being that is cherished.” It is noteworthy that such an ancient name, predating the discovery of Brazil, is today synonymous with pioneering spirit, innovation, and cosmopolitanism.

Outlets
Iguatemi has strengthened its business diversification strategy through the operation of two Premium Outlets in Southern Brazil: I Fashion Outlet Novo Hamburgo (RS) and I Fashion Outlet Santa Catarina (SC). These developments expand the Company’s presence in the premium outlet segment, offering differentiated consumption experiences to high-income consumers. Strategically located, they reinforce Iguatemi’s footprint across different Brazilian markets.
Real Estate Development and Management
Iguatemi also operates in Real Estate Development and Management, developing projects that include residential towers, hotels, multipurpose complexes and four commercial towers.
These assets are aligned with the Company’s strategy of densification and value creation around its developments, integrating services, offices and premium urban experiences. With more than 350 Brazilian and international brands, the operation was conceived as an omnichannel platform connected to physical retail, leveraging the infrastructure of stores located in the Company’s shopping malls, integrating inventory and respecting retailers’ pricing strategies.

A new urban center is emerging in the heart of Campinas: a unique, open neighborhood spanning one million square meters and integrated with Shopping Iguatemi Campinas.
Designed around people, it is open, vibrant, safe, healthy and sustainable. Through the concept of synergy among uses, it will enable people to work, live, exercise, study, enjoy entertainment and much more in a single location.

Casa Jereissati, Casa Higienópolis and Apartamento JK are part of Iguatemi’s portfolio of exclusive spaces, created and maintained to offer sophisticated and welcoming experiences. Each environment was carefully designed to reflect the brand’s pillars of elegance, hospitality and excellence, fostering meaningful connections beyond the conventional.

With capacity for 258 guests, Teatro Iguatemi was designed to host productions of various formats, including theatrical performances, musicals, cultural presentations and corporate events. Its infrastructure includes cloakroom facilities, parking, concessions and accessibility features, ensuring comfort, safety and inclusion for all audiences.

Iguatemi Brasília is undertaking the largest expansion in its history, further consolidating its position as a benchmark destination for fashion, gastronomy, entertainment and leisure in Brazil’s Central-West region. The project contemplates an increase of nearly 50% in Gross Leasable Area (GLA), reinforcing the shopping mall’s position as a gateway for leading national and international brands. The new phase will feature an open mall concept with skylights, nature-integrated gathering areas, new stores, restaurants and dedicated spaces for exclusive events and experiences.
